SECURITY DEPOSIT & DAMAGES: A Security Deposit of $500 will be held for any damages or missing items, during your stay with us. Due to our cabins having exposed wood inside the cabin which absorbs odors, any pungent odors left in the cabin that requires deep cleaning, will result in an additional cleaning fee of not more than $250.00. Pungent odors include, but not limited to, smoke, fried fish, strong spices, etc.
CHANGING DATES: Guests wanting to change original dates booked may change dates 1 time and must be changed 30 days prior to original arrival date with no charge. Changing dates 29-15 days prior to original arrival date will incur a $30 Change Fee and you will be responsible for dropping any days from your original booking at a rate of 50% of the rate at booking. We do not accept changing dates within 14 days of arrival. When rescheduling reservations for different dates, they must be made and used within the same calendar year as the original reservation was made.
CANCELLATION POLICY:Customers may cancel reservation if email notice is given more than 30 days prior to arrival date, deposit will be refunded less a $25.00 Cancellation Fee. If a reservation is cancelled 29 - 15 days prior to the arrival date, deposit is non-refundable. Reservations cancelled 14 days or less prior to the arrival date are non - refundable.
NO SMOKING ALLOWED IN OR WITHIN 25 FEET OF CABINS: All cabins are NO SMOKING. WE DO NOT ALLOW BURNING OR SMOKING OF ANY KIND IN OR AROUND CABINS. This includes cigarettes, marijuana, candles, incense, wood burning fires, etc. A charge of $250 will automatically be applied to your credit card for a violation of this policy, as well as any damages to cabins.
PARKING: All Guests are allowed 2 vehicles per cabin. Please park directly behind your cabin. Do not pull up and park between cabins. If you are planning on bringing a UTV trailer, no travel trailers, fifth wheels, or RV's allowed, please email office and get prior approval. Without prior approval, we cannot guarantee room to park your trailer.
QUIET HOUR: We want everyone to have a peaceful, relaxing time here at River Run Cabins. Therefore, we have a QUIET HOUR of 10:00 pm - 7:00 am. Please lower your voices during those times. We do not allow parties or loud noise/music, at any time. If you are loud and/or we have complaints, you will be evicted with no refund.
NO WOOD BURNING FIRES: No wood burning fires or campfires are allowed on our property. You may bring a portable propane fire pit for you use, but do not add wood.
CHILDREN: Children must be accompanied by an adult, at all times. Adults are responsible for the actions and safety of their own children. Please be aware of where your children are, at all times, as the cabins are in very close proximity to the Uncompahgre River. The stairs to the loft are very steep. Please accompany small children up and down stairs. River Run Cabins is not responsible for the actions of guests and their children or pets.
HAMMOCKS/ETC.: Please do not tie anything like hammocks, drying lines, slack lines, etc. to any tree or cabin.

We do not allow sleeping outside of the cabin. All occupants must sleep inside of the cabin.

Nightly Rates are based on up to 4 guests. Each guest beyond 4 is $10.00/night each. Occupancy limit is 6 guests per cabin. DEPOSIT IS REQUIRED UPON BOOKING. A deposit of $100 is due at booking for reservations up to 6 nights. A deposit of $200 is due at bookings for reservations from 7-13 nights. Any reservation for more than 13 nights must be approved prior to reservation.

Check-in time is any time after 5:00 PM. LOCK BOX CODE: You will receive your Check-In information in an email 3 days prior to your arrival date. This email will include your lock box code for the key and wi-fi information, as well as, check-out information

At the time of booking, $100.00 will be collected. Payment for all gift certificates will also be collected. Applies to: all reservations.

14 days before arrival, 100% of the reservation balance will be collected. If a reservation is booked "last-minute" (within the scheduled time frame), 100% of the remaining balance will be collected. Applies to: all reservations.
